Down payment: $25,000

Closing costs: $7,500

Movers: $5,000

Upgrades/Additional Furnishings: $10,000

Grand total: $47,500 cash out of pocket

I don’t care how much money you have, a nearly $50k hit stings. 

Not to mention the lost years of your life spent in a place where you’re not happy.
